Default pay cash vs borrow

Hi,

I am considering investment in real estate (Bangalore/Pune). What is the
conventional wisdom about paying cash for it vs. getting a loan (I see
interest rates in the range of 8-8.5%). What provides better ROI? What are
the tax implications? I would appreciate any advice about this.
