Hi,
I am interested in investing in property, at least 2 bhk and my budget would be arnd 50 lakhs. What are the best places for this with good return possibility ?

Any info is welcome...
Property in your city will have advantage of knowing which areas are good and also renting out becomes easy.You have to consider the accessibility of the area,infrastructure such as schools,colleges,metro,bus connection,hospitals ,cinema halls,malls etc.....

Also consider if the locality has too much of housing stock available,any large township coming in that area...in this case the property values will not appreciate till the floating stock is absorbed.

You should have 8-10 years look forward period to get good appreciation from the property.....

Equity mutual funds will be a better alternative if the look forward period is 8-10 years...

Further the property investments are relatively huge as compared to our total net-worth
So Big investment plus big time frame makes the quantum of gains also high . . .

Have been gng through articles and hyderabad, indore, pune, ahemdabad, NCR seems to be suggested most for this budget and they are decent too for living according to me.
In mumbai property prices hv mostly stalled barring few places where its still rising. You stay in pune, howz this sector dng there ?

2BHK in Bombay @ 50 lakhs impossible ryt ?

Don't buy one 2BHK flat. Buy two 1BHK flats! You can get it in/near Pune.

Benefits:

- Your eggs will be in two baskets instead of one :)

- It's relatively little easy to rent out 1BHK than 2BHK. Some cases you may get more rental income for such two 1BHK than one 2BHK.

- In case of need, you can sell just one 1BHK and keep 2nd one with you.

real estate abhi thanda hai,recession chal raha hai
filhaal kuchh bhi mat kharido,paisa atak jaayega.Flat kharido aur 10-15 saal ke baad dugna-tigna paisa hoga yeh ab purane din ki baat ho gayi hai.Property bechte waqt bhale hi aap 2 crores ka price bolo,market me leval nahi milta bhai.
Broker lagao to bohot price ghata deta hai.
